An adaptive development
Creative Quarter is a transitional form of development, the main function of which is an intellectual production in the broadest sense. The selected site for the project is located in Petrogradsky district of St. Petersburg, Russia. There is a complex of buildings of the former textile factory “Red Banner” on the plot, it includes number of cultural heritage objects of the previous century. Now most buildings in this area are in poor condition and are available for the development. Under the conditions of the accelerating life rhythm success of the architecture depends on its ability to adapt to constantly changing conditions. Therefore, while approaching to the design of the object on such a complex plot, the goal was set: to make it adaptive for the prolongation of its life and to provide the users with experience and the ability to change objects and spaces as needed. First of all, must be said that this is the only plot of many proposed by city government for organization of the creative quarter, where there are the necessary conditions for its emergence: 1. The availability of relatively easy development of the territory. 2. The presence of users (The plot is located within the large residential district, metro station "Chkalovskaya" is a two minute walk). 3. Convenient transport links with educational institutions will ensure an influx of young active users. 4. Access to recreational zones (Krestovskiy Island and Petrovsky Island are eight minutes walk) 5. The proximity of the urban recreation elements. 6. Objects of cultural heritage on the site to attract visitors.
Quarter development is to be going in stages .
Gradual development of the entire complex is assumed, combining the "top down" investment approach with the local initiatives and projects of the visitors themselves.
The development is assumed to begin with the use of existing potential for reconstruction: Workshop buildings and Power station. Simultaneously, the renovation of the environment between buildings is proposed : landscaping and creation of comfortable public spaces.
The existing workshop building takes a special position on the plot: it divides the quarter into two semantic parts. These are being connected via the designed underpass. We get the space that is divided historically, but stays unseparated.

1. The northwestern part of the plot is closer to new areas in character. There are less dense development structure and the large-scale spaces. This is a prerequisite for creating of a less formal place with great creative potential.
The brightest spot on this territory is the Red Funnel. In this object the image of a "Red Banner" is embodied. This is an amphitheater with a stage for impromptu performances, public space which can accommodate temporary exhibitions, initiatives and projects. It is very important that the slope of the funnel allows the comfortable use the space for people with disabilities.
On the one hand the new space does not discord with the building of the substation. On the other, it figuratively corresponds to the avant-garde call to action, stimulates the activity and creativity. To attract people in the creative quarter, its perimeter is equipped with the commercial sector, the roof of which is accessible for the users from the inner part.
Relatively small height of the commerce opens the Power substation building, which is also located in this part of the quarter, for passers.

2. The eastern part of the plot is located closer to the metro and Chkalovsky Prospect and in character closer to city center. This is a more formal area. It is saturated with public functions. There are situated the following objects:
1. Chkalovskiy baths - an object of cultural heritage.
2. Existing residential buildings from the late 19th - early 20th century.
3. Low-value spontaneous development of the modern period (1990s-present.).
4. Project proposal - multifunctional complex.

Multifunctional complex.
During the design process of the multifunctional complex it was necessary to solve a number of problems: the universality of the complex, and an attractive structure choice antimonotone appearance.
Required set of functions for Complex was determined from the context and the optimal development of the quarter as a whole.

The project involves the gradual construction of the complex: each stage not only brings profit and gives the possibility of further development, but also attracts the users in the quarter, which contributes not only additional income, but also the gradual return of life to the area. This becomes possible through the use of spatial structure of multifunctional modules.
The most stable structure is formed by triangular cells; it can withstand excessive loads and allows to create various combinations of modules.
It can accommodate a number of engineering systems within the braces, which creates prerequisites for the creation of systems for efficient water use and more flexible placement of the wet premises.
For comfortable use, the module has a height of two floors, with the possibility of space division by levels, or the use the entire height to create a double-light spaces and halls. In addition, the structure allows to freely manage the dimensions of the spaces by partitions.
This 3d pattern in conjunction with various embodiments of cladding panels gives a more expressive appearance of the building.
Surrounded by objects of cultural heritage it was necessary to make building blend into the context to create a link between the elements of this diverse architectural environment and not to discordant with them.
In the project is maintained the principle of hierarchy of spaces and their dimensions, which correspond to the dimensions of the surrounding neighborhoods. Module height corresponds to the scale of the workshops building floor . The height of one floor corresponds to the height of the floor in surrounding Art Nouveau residential development. Thus, Complex restores the integrity of the urban structure.
